Q - Can I park my RV, Boat or Trailer at the townhomes?
A - No, home owners must park their RV’s, Boats, Trailers and other similar vehicles in a storage area away from the townhomes.

Q - Can I paint my door?
A - Yes, you may paint your door. However, it must be painted one of the approved colors listed here:

Q - Can I let my dog run around without a leash and leave its waste on the grass?
A - No. Please be a responsible home owner by keeping your dog on a leash and cleaning up after it. Nobody likes to step in dog waste, however, you may find your dog’s waste on your front porch if you choose not to clean it up. Please refer to Lehi City Ordinances and Davencourt at Pilgrim’s Landing Bylaws:
(HOA Bylaws) 12.03 Association Rules. The Board ... may adopt ... and enforce reasonable rules and regulations governing, among other things: (a) the use of the Common Areas [this includes the front areas of the townhomes] ... (e) all other matters concerning the use and enjoyment of the Property and the conduct of Owners and their invitees within the Development.
(HOA Bylaws) 6.03 (c) All animal rights shall be in conformance with Lehi City ordinances. No animals, ... of any kind shall be permitted on any Lot or within any Unit except such domesticated household pets or birds as are allowed pursuant to the rules and regulations, including leash laws, adopted by the board pursuant to Section 12.03 of this Declaration.
(Lehi City) 6.08.070 Animals running loose in streets. It is unlawful for any person being the owner or having the charge of any horse, cow or other animal, to stake the same out or knowingly or intentionally turn the same loose upon the streets, alleys or public grounds of this city; and every person being the owner of, or having the charge of any such animal, who shall knowingly and intentionally allow and suffer the same to be at large and graze upon the streets, alleys or public grounds of this city, is guilty of a misdemeanor.
(Lehi City) 6.04.210 Animal waste--Owner’s responsibility to remove. The owner of dog(s) or any other animals shall be responsible for the removal of any excrement deposited by animal(s) on public walks, recreation areas or private property.

Q - When I move out, can I take my satellite receiver, remote and/or key card with me?
A - No. These items all belong to the HOA. To have your name removed from the Direct TV accounts please call Direct TV @ 1-800-260-0077. The new home owner can call Direct TV and have their name added to the account.

Q - How do I know which mailbox is mine?
A - The Lehi City Post Office can tell you which mailbox belongs to you. The Lehi City Post office is located at 33 East Main Street in Lehi. The number is 766-1562.

Q - How much are the HOA dues?
A - The HOA dues are $90 per month. Here is a breakdown of how your money is used:

1. Taxes: Utah County Tax Assessor has determined that all common area assessments for taxes be divided equally with the assessed property tax on the unit. The County Assesor will not bill the Homeowner's Association.

Q - My porch light has burned out, how do I get a new one?
A - Porch lights are provided by the HOA and you can obtain one from Trent Larsen 766-1940 or larsen@davencourt.org Home Owners are responsible for installing their own lights and there is a ladder available for anyone to use at 3015 Davencourt Loop. Please return it as soon as you are finished.

Q - How can I be sure that I am receiving important HOA information?
A - If you are a non-resident homeowner, please refer to this Web site often to see if there are any meetings, news items or voting issues relevant to you.
It is important that we have updated addresses at all times. If you are renting out your townhome and live elsewhere, it is up to you to give your address to our management company. Please use the Davencourt Directory to locate and contact our management company with your new contact information.
For quick updates, please contact a member of the HOA board.

Q - Who should I contact if I have a problem with my Direct TV?
A - Technical support for our internet and satellite is taken care of by Digis.

Q - Who should I contact with insurance questions?
A - Make sure your insurance covers all things from the 2x4’s in. This should include flooring, cupboards and appliances. The HOA carries insurance for the outside of the townhomes and is not responsible for repair or damages on the inside. If you have questions about the insurance the HOA carries, you may use the Davencourt Directory to locate and contact our insurance agent.

Q - Who takes care of our landscaping?
A - Viridian is our landscaping company. They can be reached at (801) 792-1428. If you see sprinklers turned on at odd times, dead grass, snow removal problems, or other landscaping issues, please call Jason with Viridian and report the problem to him.

Q - The speed limit in the townhomes is 15 mph but I am always in a hurry, is it okay if I speed?
A - There are many children that live in this area and we urge all residents to please obey the speed limit. You never know when a child is outside and ready to wander into the street. For their safety, please drive slowly.

Q - Is it okay for me to attach decorations or other items to the outside of my home?
A - Many of us have made holes in the stucco in order to attach something to the outside of our homes. Although it looks nice, it does damage the stucco. Any problems with the stucco as a result of these holes, must be taken care of by the home owner. I no longer fits in the category of the HOA’s responsibilty because it is considered neglect.

Q - My neighbor plays their music very loud and it shakes the walls in my house. What can I do?
A - You can direct your neighbors to this page and let them read the noise ordinance for Lehi City and the Davencourt townhomes bylaws.

Q - Our dumpsters are always a mess and there is garbage everywhere. Doesn’t the garbage man clean everything up?
A - No. We pay the garbage company to come and empty the dumpsters. He does not pick up garbage that is left on the ground by the residents. The HOA sometimes will pay someone to keep that area clean. That money comes out of each home owners monthly HOA dues. The messier the dumpster area, the more time and money it will cost the home owners and if it gets too bad, the HOA dues will have to go up.

Q - What will happen if I don’t pay my HOA dues?
A - Here is our policy for late dues:

Late HOA Dues Policy
When you receive a statement from the bookkeeper, that is your notice that you are behind in your dues and need to get caught up immediately. You will have until the 16th of the month to send in your full payment. If you owe more than $200 and would like to make payment arrangements, you must contact our bookkeeper, LaDonna Peterman. Please plan on paying an additional $50 - $90 each month to get caught up as soon as possible.
If you do not make a payment in full, or make payment arrangements by the 16th of the month, your internet and satellight TV services will be disconnected. The dues must be collected in full, along with an additional fee of $25.00 to be paid to the HOA. You will also be subject to paying a reconnection fee of $75 to Digis. Digis requires payment to be made in the form of a credit card or cash only. At that time, your services will be reconnected.
Anyone not making efforts to get caught up on their dues will be turned over to an attorney and be subject to a lien on their property. You will be responsible for the attorney’s fees as well. See section 13.13 of the by-laws. Note attorney’s fees double in court.
